Limassol vs Paphos: where to buy in Cyprus
Most British buyers end up choosing between Limassol and Paphos. They are 60 km apart on the same south coast, but they are very different places to own a home. Here they are side by side, with 2026 figures.
Updated
The short answer
- Limassol is Cyprus's business city: international companies, shipping, the marina and the island's largest choice of schools. Prices and rents are the highest in Cyprus.
- Paphos is the resort and retirement town, with the island's largest British community, its own airport 20 minutes away, and prices about a third lower.
- If you will live and work here, or need schools, Limassol usually wins. If you want a slower pace close to UK flights at a lower price, Paphos usually does.

Limassol also leads on activity: 506 sales in September 2026 alone, almost one in three in Cyprus. Rents and yields are Global Property Guide's Q1 2026 survey. Getting there from the UK
| Limassol | Paphos | |
|---|---|---|
| Drive to Paphos Airport (PFO) | about 45 minutes | about 20 minutes |
| Drive to Larnaca Airport (LCA) | about 45-60 minutes | about 1 hour 30 minutes |
Flights from London take about 4 hours 30 minutes to either airport, and Cyprus is two hours ahead of the UK. Paphos is served mainly by Jet2, easyJet and TUI from many regional UK airports; Larnaca adds British Airways from Heathrow and daily easyJet from Gatwick. Limassol sits between both airports, which gives you more flights to choose from; Paphos is closest to its own.
British and international schools
| Limassol | Paphos |
|---|---|
| Foley's School (English National Curriculum, ages 3-18) | International School of Paphos (IGCSE, A level and IB Diploma) |

- Hospitals: both cities have a public general hospital with 24-hour A&E and several private hospitals.
- Pace: Limassol is busier, with a seafront promenade, the marina and a working city's traffic; Paphos is quieter, with a historic harbour and archaeological sites.
