Moving or retiring to Cyprus from the UK
Since Brexit, British citizens who move to Cyprus need a residence permit to stay more than 90 days in 180. There are four main routes, and which suits you depends on your age, income and whether you buy. Here they are, with the 2026 figures from the Migration Department.
Updated
The four main routes
| Route | Who it suits | Income needed | Can you work? |
|---|---|---|---|
| Visitor permit (the 'pink slip') | A first year, or retirees waiting for Category F | €24,000 a year, +20% for a spouse, +15% per child | No |
| Category F (permanent) | Retirees and people of independent means | €9,568 a year, +€4,613 per dependant, from abroad | No |
| Permanent residence by investment (Reg. 6(2)) | Buyers of a new home of €300,000 + VAT | €50,000 a year, +€15,000 spouse, +€10,000 per child, from abroad | Only as director of your own investment company |
| Digital nomad visa | People working remotely for UK employers or clients | €3,500 a month net, +20% spouse, +15% per child | Yes, for employers or clients abroad |
All income figures are the Migration Department's published minimums; in practice, showing more than the minimum makes an application stronger. Most routes also need private health insurance, a clean criminal record, a medical certificate and a rental contract or title deeds for your home in Cyprus.
The visitor permit (pink slip)
The temporary residence permit for visitors lasts one year and can be renewed. It allows no work in Cyprus. You apply on form MVIS8 before your 90 days end; the fee is €70, plus €70 for the first Alien Registration Certificate. Decisions usually take up to four months, and absences of more than three months in a row can cancel it. Many British retirees hold one while their Category F application is processed.
Category F: the retirement route
Category F is a permanent immigration permit for people who will live on their own means. The official minimum is €9,568 a year for the applicant and €4,613 for each dependant, from income outside Cyprus such as pensions, dividends or rent. The fee is €500. The permit has no expiry date, though the card is renewed every 10 years, and it lapses after two years' absence.
The catch is time: applications are taking years, with some from 2020 still being decided in 2026. Plan on holding a visitor permit meanwhile.
Permanent residence through property
If you buy a new home of at least €300,000 plus VAT directly from a developer, you can apply for permanent residence under Regulation 6(2). It is decided in about two months, covers your spouse and children under 18, and is the fastest route to a permanent permit. Income must come from abroad (€50,000 a year plus €15,000 for a spouse and €10,000 per child). Full details are in permanent residency by property.
Healthcare: GHIC, GESY and S1
- GHIC covers necessary care on visits only. Once you live in Cyprus, it no longer applies.
- GESY, the Cypriot national health system, covers residents who contribute: 2.65% on pensions, rent and similar income. Co-payments are small, such as €1 per prescription item and €10 at A&E.
- S1: if you receive the UK State Pension, you can ask NHS Overseas Healthcare Services for an S1 form. Registered in Cyprus, it gives you GESY care like an insured Cypriot, paid for by the UK.
- Your UK State Pension rises every year while you live in Cyprus; it is not frozen as it is in some countries outside Europe.
Driving, registration and tax
- Driving licence: a UK licence is valid for six months after you become resident. Then exchange it at a Road Transport Department office, with a DVLA check code. An International Driving Permit does not replace the exchange.
- Registration: permits are issued by the Migration Department (formerly the Civil Registry and Migration Department), with photo and fingerprints taken in person. Documents from the UK must be officially translated or certified.
- Tax residence: spending more than 183 days a year in Cyprus, or 60 days under certain conditions, makes you tax resident. See UK pension and tax in Cyprus.
- If you lived in Cyprus before 2021, the Withdrawal Agreement protects your rights; swap any old registration papers for the biometric MUKW card.
